You’ll receive a customised report that takes into consideration both your dream home priorities and the unique opportunities your property presents. It includes a fully mapped-out plan on how to proceed with your design and approvals, along with a proposal if you wish to proceed with the Design & Approvals package.
An in-depth preliminary exploration of your proposed project will be undertaken to examine all aspects including technical, financial, legal and environmental considerations. This independent assessment will determine the project’s viability prior to moving onto the next stage of design and approval.
Please note this service is a feasibility and diligence study and must be undertaken prior to the design and approvals stage.

IN PERSON PRESENTATION (90 MINUTES)
A site analysis will be completed to ensure clarity of what we’re working with from the start. This can include physical site conditions and constraints (i.e. neighbouring dwellings, solar, wind requirements and views). Having this perspective will allow us to identify any potential issues with the project and create a design brief that enhances the site.

To determine the underground services on site (including telecommunications services, underground electricity, gas and water), a Dial-Before-You-Dig enquiry is completed. I will order a Planning Certificate from council, as it will outline any further constraints or regulations attached to your property. The council Development Control Plans (DCP) & Local Environmental Plans (LEP) are also reviewed to understand council constraints and local regulations to finalise this assessment.

A detailed mood board is created, which will allow you to visualise the proposed design direction of the project. This includes concepts of materials, colours and design elements.

After the detailed completion of site checks and assessments, you’ll be presented with a mapped-out plan and proposal for design and approval, bespoke to your needs. Together we’ll meet onsite to go through the findings and ask any further questions about your requirements for the project.

That is a great start! However, it’s still important to have a professionally accredited designer complete this research. Most documents are required within a certain time frame before your formal application too.
