THE CENTRED BUILDING DESIGN EXPERIENCE

Building can be daunting, but I'm here to take away the overwhelm by expertly guiding you through the entire journey from concept to completion. The process starts with what we uncovered in the pre-planning package, alongside your full brief to navigate the stages below. 

Taking inspiration from the initial brief, I will prepare your concept designs for review. This is where you can really start to visualise the project and see your home take shape. From the options provided, you can select your favourite or we can mix together elements to create a one-of-a-kind concept. From this, the plans will be prepared to include council and CDC requirements for approval. During this stage, your chosen builders should be involved to assist with the planning and budgeting of your build, in addition to an engineer and interior designer if required.

Concept Design

STAGE 1

I'll organise my trusted surveyor to complete a contour plan of your site, which includes the site slopes, location of your boundaries and easements on your site (if applicable) along with any other relevant information for council. In addition, a Geotechnician will complete your property's geotechnical report. This will influence the footings, slab and engineering to come.

I'll book in a site meeting to go through your brief in detail and learn more about you, your family and your desired lifestyle. If your project is a renovation, measurements of the existing dwelling will be taken to create a draft of the current floor plan.

A comprehensive concept floor plan will be created to align with your vision and project brief. Multiple concept plans are provided to allow you to see all opportunities and define the direction of your project. Any revisions are then made to finalise one concept floor plan.

PRESENT CONCEPT DESIGN

This includes a 90 minute in-person presentation of your thoughtfully designed concept floor plans. Together we refine the design according to your feedback and progress to issue these revised plans. Once this has been completed, I recommend liaising with your builder for cost estimates to ensure the design is within your budget. 

This includes the following Digital PDF set of drawings; 
+ Site Plan 
+ Ground Floor Plan 
+ Optional Layout Options.

This stage is where we’ll set the groundwork before construction can begin, ensuring all your selections are finalised. Before starting any building work, you must obtain your official Construction Certificate (CC). During this process, your selected authority will check your projects drawings and supporting documents (in accordance with the Australian Standards (AS) and National Construction Code (NCC) requirements).

I’ll organise a 90 minute in-person meeting to go over ALL the details! This is where we’ll specify existing plumbing, sewer and water locations, tile selections and labels to walls and floors, feature walls, tile heights, tile directions, tap and mixer locations (wall mounted or bench mounted), vanity and sink heights and locations, shower screen types, heights and locations, drain types and locations, accessories heights and locations (mirrors, towel rails, hooks).

Once I have your final external and internal selections, the construction drawings and building specifications report will be completed to justify the design and materials chosen (in accordance with the Australian Standards (AS) and National Construction Code (NCC) requirements).

In this stage, we will need to collaborate to get everything completed. I’ll organise your finalised engineering. Your builder will need to provide your Home Owners Warranty insurance certificate and start ordering all materials, fixtures and fittings. You will be required to pay your Long Service Levy and Council Contribution Fees (if applicable).

I have a trusted and experienced team of consultants that will help prepare any supporting documents required, due to the scope and scale of your project. I’ll manage the application on your behalf. Relax, and let me do the work to get your approval over the line.

The moment you’ve been waiting for - let the build begin!
Once your (CC) is approved, then the Principal Certifier (PC) application can be submitted. Your builder must notify your chosen certifying authority of a start date (there is usually a minimum two-day notice period). Your builder will also need to organise all your inspections with the certifier and your engineer (this includes footings, structural elements, waterproofing and insulation). Finally, your nominated builder can then take over the project. 

I’ll review your (CC) Conditions and final approval feedback, then update the plans accordingly.

Your plans will be formally submitted on the NSW Planning Portal, appointing your principal certifier (PC). They will be responsible for site inspections for the duration of your construction.

Now that you have all of your approvals, your builder can officially begin demolition or breaking ground for your slab, turning your dream forever home into a reality.

I love seeing your home take shape as the build progresses. Your plans have been detailed with your builder in mind to save time on-site with precise detailing. But if needed, these visits can be used to nut out any additional detail on site.
